3 Strategies For Getting Offers Accepted in the Silicon Valley & Monterey Bay.

You fall in love with a house - you have the money for the house - but you can’t get the house. It’s a hard time to be a buyer. Here are 3 tips and strategies I use to get my buyers’ offers accepted in this market. 


01 - Organization is KEY


We must ensure that buyers are ready to move quickly. That includes having proof of funds, having a lender lined up, and keeping timely communication with the listing agent. In doing this, we can also keep an eye on ‘coming soon’ listings and make offers before the property goes on the market. 


02 - The Advantage of Interpersonal Skills


Make sure your realtor has good interpersonal skills to build rapport with the listing agent early and hope they communicate often to get a sense of the highest offers to date, as well as determining the major pressure points for their seller. If we can craft an offer that works for the seller based on the price point AND their extra desires, like a super-fast close or being flexible about their move-out timeline, we’re more likely to break through and become the winning offer. 


03 - The Right Tools, At The Right Time.


We use a plethora of other tools at our disposal at the right time. This includes checking with the lender to lower the downpayment to increase the appraisal gap, including escalation clauses, offering free rent back, and so much more. 


It’s the combination of all these tools and strategies, used in a timely and professional manner, with the knowledge of the seller’s goals, that will ultimately help us craft a winning offer on a house.
